Central Texas has clay that moves and rock that doesn’t. We engineer every shell for the lot it sits on, put one price and one calendar in the contract, and are still here to clean it every week after.
What the price includes
Most builds land between $65,000 and $150,000. You get one fixed number after the site visit, and here is what sits inside it.
- Design
- 3D layout at true scale, staked in the yard. Two rounds of changes before we sign.
- Engineering
- Soil report on your lot. Steel schedule and pier depth set by a licensed engineer.
- Permits and inspections
- City or county permit, HOA drawings, every inspection scheduled by us.
- Shell
- Gunite, not shotcrete-lite. Cured a full week before plumbing is pressure-tested.
- Equipment
- Variable-speed pump, cartridge filter, freeze guard, autofill. Heater and chiller on request.
- Finish
- Quartz plaster, waterline tile, and coping in Lueders limestone or travertine.
- Start-up
- We fill it, balance it, and walk you through every valve. First month of weekly service is on us.

How a build goes

Site visit and a fixed price
We walk the yard, pull a soil report, and give you one number and one calendar. Both go in the contract, and the number does not move unless you change the design.

A design you can stand in
A 3D layout at true scale, then the outline staked in your yard so you can walk the deck before we dig.
- 5 FT
Dig, steel, gunite
Steel schedule and pier depth set by an engineer for your soil. Shell inspected and cured before plumbing and plaster. You get a photo update every stage.
- 8 FT
First swim, then every week after
We fill it, balance it, and walk you through the equipment. If you want us to, the same crew comes back weekly from that day on.

After first swim
The shell carries a lifetime structural warranty. Plaster and tile are covered for three years, equipment by the manufacturer for what it says on the box, and our workmanship on everything else for one year.
The difference is who answers the phone. We are the crew that built it and the crew that cleans it, so a problem in year three is a call to a person who remembers your yard.
First month of weekly service is included on every build. After that it is $185 a month, month to month, if you want us to keep coming. What a visit covers.
